Regulatory requirements

Regulatory compliance is becoming an essential part of the repair lifecycle. For property owners, the issue is not only whether a damaged asset can be reinstated, but whether the repair also triggers the need for new evidence, safety, habitability, energy-performance or funding obligations.

Regulation is turning property repairs from a reinstatement task into a compliance test. The cost impact is direct and indirect – more professional input, more documentation, higher-specification materials, longer programmes and a greater risk that uninsured betterment or public-authority upgrades fall back to the property owner.

Owners who can produce audit-ready compliance evidence before an inspection or a claim are in a materially different position to those assembling it under enforcement pressure – the underlying obligation is the same either way, but the cost and speed of meeting it are not.

ACT NOW Do you know which regulations apply to each asset? Does the evidence to demonstrate compliance exist?

When the extent of repair works is increased due to regulatory changes and upgrades, providing evidence of compliance also becomes part of the bill.”
